New Construction Fees

Initial Franchise Fee: $30,000

Fee includes:

  • Technical services consulting and campground design assistance
  • Custom sign package
  • Training for up to two people at our KOA University in Billings, MT
  • On-site training by a KOA Business Development Consultant
  • KampSight, KOA’s proprietary management software for registrations and reservations

Annual Administrative Fee: $1,500
Royalty Fee: 8%* of camping registration revenue
Advertising Fee: 2%* of camping registration revenue
Term of Franchise Agreement: 5 Years
Franchise Training: 5 days during KOA University and ongoing

*KOA franchise fees are based solely on site registration revenue. No fees are paid on store sales, propane, food services, etc.

Minimum Financial Requirements: Net Worth: $1,000,000
Liquid Assets: $500,000
Land: A minimum of 10 usable acres of land, already in your possession
Initial Development: 75 RV sites and 90 total sites required for start-up
Average Cost: $1,800,000 – $2,250,000*

Important note: KOA does not purchase land, finance campground construction, or build the campground for you.

*Average cost excludes land and does not include additional sites costs such as engineering and permitting fees.
