KOA has a strong and clear "brand image", and our customer loyalty is unparalleled in the campground industry. How much money will you need?KOA recommends that you have available cash of not less than $225,000 to get started. Costs to construct a new campground can range from $750,000 to well over $1 million, and you'll need sufficient funds to get the project underway and sustain construction and operations until the campground is up and running. New Construction Franchise Fees The fee for a new franchise is $30,000. KOA franchise fees are based solely on camping business. There are no fees due on store sales, propane, food service, etc. Franchise fees are an 8% royalty, and a 2% Advertising Fee used for the national and international marketing programs which add to the recognition and success of KOA campgrounds. Estimates for New Campground Construction:A rule of thumb for new campground construction is $10,000 to $15,000 per campsite, not including the initial cost of the land. To make a campground financially viable, KOA recommends an initial development plan of 75-90 sites on at least 10 acres. This means minimum start-up costs of about $750,000 (excluding land). Sample KOA Construction CostsThe following is a sample of basic costs to develop a 90 – 100 site campground, excluding the cost of the land. This sample is an estimate only – construction and related costs vary significantly depending on location, topography, soil conditions, utility costs, water/sewer connections, impact fees, local jurisdiction requirements, permits and other fees. The lower amount is a campground with basic amenities. The higher amount is added/upgraded amenities and/or more difficult site conditions.
