Q: How much will a KOA franchised campground cost?
A: Cost can vary depending on whether you want to purchase an existing KOA, build a new one, or convert an independent campground to the KOA brand.

The least expensive, and fastest, way to become a KOA franchisee is to purchase an existing KOA campground. These can range in price from a low of $200,000 to several million dollars, depending on the area, size of campground, etc.

Q: How much money will I need to purchase a KOA?
A: To purchase an existing KOA, you will need a minimum of $200,000 in readily available cash in order to be considered as a potential buyer. This amount will typically cover a down payment on the campground (20-30% of purchase price), a $7,500 Franchise Transfer Fee, and some additional contingency funds for closing costs, etc.

Q: Does KOA provide financing for campgrounds?
A: No, KOA does not get involved in financing. Banks will often provide financing, and in some cases the Seller of the campground will take back financing.

Q: What business qualifications does KOA require in its potential franchisees?
A: Because campground ownership is as much a lifestyle decision as a business decision, KOA is flexible in many of its requirements for franchisees. Neither previous campground experience, nor prior business ownership, are required for consideration. However, KOA does consider the following qualifications (among others) for you to be eligible for a franchise:

  • A strong desire to succeed
  • A desire to be in business for yourself, coupled with a willingness to adhere to KOA standards, policies, and programs
  • The commitment to operate a campground full time and through your best efforts as an owner/operator
  • Financial resources
  • Sufficient liquidity to make the initial purchase
  • Contingency funds for living expenses, unplanned expenditures, etc.
  • Good credit rating

Q: How much money will I make?
A: The profitability of any individual campground will vary depending on a number of factors, including location, size, rate structure, length and type of season, operating costs, and - ultimately - your ability to manage and control the business. Once you begin working with a Franchise Sales Representative, questions related to profit and loss of individual campgrounds will be discussed with you as you move through the purchase and qualification process.
