The following is an example the basic costs to develop a 90 site campground, excluding the cost of the land. This is an estimate only - construction and related costs vary significantly depending on location, topography, soil conditions, utility costs, water/sewer connections, impact fees, local jurisdiction requirements, permits and other fees. The lower amount reflects a campground with basic amenities. The higher amount reflects campgrounds with added/upgraded amenities and/or more difficult site conditions.

KOA Franchise Fee		$30,000
KOA Main Service Building Based on a 44' X 44' single story building with wood frame construction. It includes laundry, restrooms, store, game room, concrete slab foundation, electrical, plumbing, heating, finishes and related items. Does not include living quarters.		$250,000 - $450,000+
90 Sites Includes land clearing/prep work, gravel roads and pads, electrical, water, sewer, minor landscaping, playground and miscellaneous equipment. The approximate site mix is 40 water/electric/sewer sites, 30 water/electric sites, 5-10 tent sites and 5-10 Kamping Kabin and/or Kamping Lodge site pads.		$950,000 - $1,350,000
5 Kamping Kabins and/or Kamping Lodges This can be one room or two room Kabins, plus the Kitchen. Sizes and amenities vary.		$100,000 - $250,000+
Optional Facilities Pool, spa, upgraded playground, fencing, pool house, storage building, recreation hall, nature trails. Varies greatly depending on the item and/or amenity.		$20,000 - $150,000+
